Excavation & Grading Contractor in Black Mountain, NC

Black Mountain and the Swannanoa Valley sit in a bowl surrounded by some of the steepest ground in Buncombe County, and the site work here reflects that. AllTrax handles homesite clearing, driveway cuts and rebuilds, hillside pads, retaining and the drainage work that steep lots demand.

The valley floor around town has workable grades and deeper soil. Get up into Montreat, the Ridgecrest area or the slopes climbing toward the Blue Ridge Parkway and you are into thin soil over rock, sustained grades and driveways that were cut decades ago to standards nobody would accept today.

This area also carries the memory of what concentrated mountain runoff can do. Drainage here is not a finishing detail — on most of these lots it is the project.

What the ground here is actually like

Terrain & soils

Eastern Buncombe County around Black Mountain is defined by steep slopes and a narrow valley floor. Soils are shallow on the upper slopes with rock at or near the surface, and deeper colluvial material accumulates in the coves. The Swannanoa River drainage collects runoff from a large, steep catchment, which means storm flows here rise fast and hit hard. Anything built on these slopes needs the water routed deliberately, with armored outlets and culverts sized for real storm events rather than average ones.

Permits & local rules

Properties inside the Town of Black Mountain are permitted through the town, with surrounding areas going through Buncombe County. Buncombe's steep slope provisions and erosion control requirements apply to much of the developable ground here, and septic permits come from Buncombe County Environmental Health. Stream buffers along the Swannanoa and its tributaries add setback requirements on many parcels.

Black Mountain questions

Can you rebuild a steep mountain driveway in Black Mountain?

It's one of the more common requests we get in this area. Old mountain drives here are often too steep and too narrow, with no functioning ditch. Rebuilding usually means re-establishing the surface and crown, adding water bars or cross culverts to break up long runs, cutting or reopening ditching, and picking a stone gradation that will stay on the grade.

What does drainage work cost around Black Mountain?

Cleaning and re-cutting ditches often runs $500 to $2,000. A properly installed driveway culvert with headwall and outlet protection is commonly $1,500 to $4,000, and it is worth doing right here — an undersized pipe on this terrain will wash the fill above it out in a single storm.

Do steep slope rules affect my project?

Quite possibly. Buncombe County has steep slope provisions that add review requirements for development on grades common throughout this area, and the Town of Black Mountain has its own requirements inside town limits. We identify what applies to your specific parcel before work is scheduled.

How do you get equipment onto a hard-to-reach lot?

Compact track machines get into places larger equipment cannot, and often the first phase of the job is cutting a workable access route. If access genuinely will not support the work, we tell you that during the estimate rather than after we have started and billed you for a week.
